L'analisi delle stime compilate in occasione dell'atto di compravendita delle mura urbane di Lucca ha consentito di operare alcune osservazioni circa l'effettiva quantità dei beni che passarono al Comune in quella circostanza. Attraverso il riscontro delle particelle catastali inserite nella stima dell'ingegner Giovanni Guglieri, infatti, emerge uno scenario del tutto particolare in quanto si riesce a determinare con precisione quali furono le aree escluse dall'atto notarile del 1866 e quali invece ne entrarono a fare parte. Pertanto da quanto è possibile dedurre dai dati in nostro possesso in quel frangente l'amministrazione comunale si concentrò massimamente ad acquisire le aree verdi costituenti gli spalti, piuttosto che le mura propriamente dette. Delle antiche strutture difensive che circondano la città furono comperate solo alcune porzioni, lasciando tacitamente intendere però che il Comune, a seguito del contratto e al prezzo concordato, sarebbe entrato nel pieno possesso di tutto il complesso delle fortificazioni rinascimentali. Successivamente, buona parte degli spalti furono occupati dagli ampi viali della circonvallazione e tutta l'area esterna alle mura, che almeno fin dal XVII secolo aveva posseduto una connotazione prettamente agricola, nel nome del progresso fu sacrificata e andò rapidamente popolandosi dei moderni edifici appartenenti a nuovi industriali lucchesi.

The analysis of the estimates prepared for the act of sale of the Lucca town walls has enabled certain comments to be made on the effective amount of property which passed over to the Council in that circumstance. Checking the cadastral parcels in the estimate of the engineer Giovanni Guglieri in fact reveals an extremely particular scenario, concerning just how precisely which areas were excluded from the notorial deed of 1866 and which on the other hand were included. Therefore, as far as can be deduced from the details in our possession, at that juncture the council administration concentrated chiefly on purchasing the green areas associated with the ramparts, rather than the walls themselves. Only some parts of the ancient defence structures surrounding the town were purchased, it being however tacitly understood that the Council, as a result of the contract and at the agreed price, would have acquired full possession of the entire complex of the Rinascimento fortifications. Subsequently the majority of the ramparts were occupied by the wide avenues of the ring road and the entire area outside the walls, which at least until the 17th century had maintained a purely agricultural form. This was sacrificed in the name of progress and rapidly invaded by the modern buildings belonging to new industrialists of Lucca.
